How many times have you bought something from a shop or online only to return it because it wasn’t what you expected? You’re considering one of the biggest purchases you will ever make, and unless it’s a new-build home, it doesn’t come with a guarantee.
That’s the purpose of a survey; it can tell you that what your buying is the right price, and whether it’s good quality or not. A more detailed report might even help you negotiate a better price on your purchase.
According to the Royal Institution of Chartered Surveyors (RICS), many buyers are unknowingly setting themselves up for an average repair bill of over £5,500 on their new home as a result of issues that would have been identified in a Level 2 or Level 3 survey.
So why not know what you’re getting by asking for a survey from a qualified surveyor who should be a member of RICS.
Mortgage lenders will usually complete a valuation assessment of a property, but in many cases, where sufficient online data exists, there is no physical inspection of the property. Even where the lender’s valuation assessment involves visiting the property, the report is for the lender and you will not always be provided with a copy.
Usually, a Level 2 survey would be appropriate although for unique or listed properties a Level 3 survey may be appropriate.

In addition you should consider having surveys of the electrical and gas systems as well as a drains, which require registered specialists, and cannot be undertaken by the property surveyor.
